The "Medicine Camp" is an example of using The Green Camp system to create a "Green Glamping Site" for up to 32 people, that provides both glamping accommodation units and a small intimate event space that can fit everyone for a ceremony or class.

This basic design gives an idea of costs and returns for such a model so that it can be scaled up or down. The provides more comfortable "glamping" style accommodation for Wasing's festival guests. This "Medicine Camp" will also serve as an outpost of 'Wasing Community Camp', providing a connection between the two so that we can attract people from the festival to the community campus site. The camp will consist of two main structures:

1. Three "glamping" accommodation units  for 6-8 people each (Z6 dorm) made up of one shared living space with a cosy fire and seating area that can also become a sleeping area, a raised mezzanine scaffold that creates a raised sleeping area above the seating area (z6), two private rooms that connect to this "living area" that can be setup in twin our double configurations (2x z4) and a private loo and shower area with hot and cold running water (z4). It is also possible to add a private kitchen area (Z4 kitchen) but this is not included in this model.

2. A larger "apartment" style space providing ultimate comfort and luxury with a very spacious Z8 in a double bed configuration, a z6 living space and private bathroom. This space can be easily converted into an intimate event space around the open fire in the large Z8 structure.

Based on a worse case scenario of an average of 23% occupancy, please find the potential revenues for such a camp in the chart below (in light green) with the sub-totals for under two years of operation in bright green. This is revenue before costs and tax.

Worst case scenario of c. 23% occupancy is revenues of £228,723 after less than two years. So the site would pay for it's self in less than a year.

For reference: maximum possible revenue at 100% occupancy and 0% discount is £999,960 after less than two years.

With these monthly operating costs (based on a model of hiring a cleaner to meet guests and clean up after them with all eco-products, managing laundry, making beds and resetting rooms - twice a week and basic grounds maintenance). Subtotals for under two years operation in bright green.

Leaves a balance sheet looking like this before tax for the first two years:

BALANCE = £111,090 after costs (including 50% revenue sharing with landowner).
NB: For the revenue share to be at these levels (50%) the land owner would need to be invested in the camp taking at least half the risk.
