your VEGAN retreat 

★ OVERVIEW ★

Welcome to Delta, our treasured family home which we are very pleased to invite people to rent for short term holiday lettings & retreats. Delta has 7 suites and beds for 22 accross the main house and optional extra staff cottage, with stunning living rooms, professional kitchen, various dining rooms and a Yoga studio for 20 all overlooking the sea.

You have the option to work with our private and unique management team at Delta. Choose from our roster of world class vegan Chefs, wellness professionals and experience hosts to create the perfect stay or compliment your retreat. 

We hope you work with our licensed team members, you will need to discuss with us if you intend to hire other third party companies to operate as part of your stay beforehand. You will need to talk to us directly if that is your intended use case as we have a special rental agreement for commercial retreats. You will need to select the 'Commercial Retreat' on our Booking System if you do intend on hosting a commercial retreat.

Gate Access: The property has an electric gate on the drive to provide privacy and security. You will be provided with one remote (part of your key set) to open and close the gate from inside your car. Otherwise the gate can be opened with your personal 4 digit code that will be given to you at time of arrival or by pressing the gate button on any black phone in the house and pressing the number '5'!

Check-in:
Check-in time is from 15:00 unless early check in is booked (various options available to book). Upon your arrival, The owner or a trained member of our team will be onsite to welcome you. They will assist with the key exchange and provide a tour of the house, highlighting the safety, entertainment and convenience features available. 


Checkout:
Checkout time is by 10:00 on your final morning unless the late checkout is booked as an optional addon. This allows us to prepare the space for our next guests or a budget to hire extra cleaners to do the turnaround more quickly.


Housekeeping:
The house will be immaculate when you arrive but we maintain bi-weekly housekeeping for stays of over two nights with an option for daily housekeeping at £20 an hour and a minimum of 3 hours a shift. Housekeeping will also be available to support guests as required but generally we work to be as invisible as possible and let our various services, in which we take enormous pride, speak for themselves.

✔ Yoga studio with sea views allows 20 to practice Yoga comfortably (24 at a push) and doubles as a cinema room with folding seats stored in the cupboards. We have eco friendly yoga mats, bolsters, organic hemp blankets, cork blocks etc for 20.

✔ Professional kitchen seamlessly integrated into design by David Townsend (formerly Princess Diana’s Chef) an ideal kitchen for cooking demos for pros and family. See details below.

★ USE CASES ★

The main house can accomodate 20 if every space in every superking and double bed has two people in. There is space for 17 if there is only one person in each double / superking and those that can are split into twin configurations. For larger retreats and special bookings, we accept up to 22 guests when booking the adjoining staff cottage which has an extra superking or double en-suite and full kitchen.

If people are wanting to use the property for commercial purposes they need to talk to us about that prior to booking as there are special considerations for insurance and our community.



★ THE SPACE ★

This exceptional cedar home blends modern luxury and natural beauty. Large sliding glass windows/doors throughout the property provide panoramic sea views, allowing you to remain connected to nature even whilst indoors.

The house was lovingly designed by Grandfather Architect Michael Lyell for his family, designed to reconnect people with nature in great comfort and provision. Even with offers from the likes of Daniel Craig we are not selling it. We will however share it with others as we working to set an inspiring example of how much more desirable and healthy the lifestyle of compassion is.

This eco-conscious home is managed with natural, organic, and ecological materials and practices. Please note therefore: The property is a strictly vegan retreat; we request that all guests adhere to our vegan lifestyle by not bringing, cooking, or consuming any animal products on the premises. We provide an abundance of organic, plant-based alternatives to make your stay enjoyable and health-conscious.

★ FLOOR PLAN ★

★ DELTA AREAS ★

Guests enjoy private use of the main house and grounds (in green) but we maintain private access of the Staff Cottage and small garden areas (purple). This requires shared access (pink) to the main throughfare of the drive so the staff cottage garage can be accessed. The orange squares mark where we ask guests to park their cars so everyone can get in and out without needing anyone to move and the greatest number of cars can fit. For additional parking space, the field next to the entrance of the drive can be rented too.

★ 6 SUITES ★

(The 7th suite is an optional extra at extra cost adding on the 'Staff Cottage')

Each of the six guest bedrooms in the main house (the staff cottage is available for alcohol free retreats) is designed to look after family and groups of people in comfort and privacy, offering various bedding configurations of natural materials, limestone bathrooms, dedicated working spaces and each with individual character. Each has individually controlled underfloor heating in both bedroom and bathroom which also has heated towell rails and mirrors.

Large opening glass walls and balconies enhance the sense of space and connection to the beautiful outdoor surroundings. Drift off and wake up to the sound of waves and the light of beautiful sunrises sunsets over the sea from your bed. All suites have an ensuite bathrooms and some have the option of a smaller room or beds for guests, children or dressing, offering guests their own private spaces to retreat to.

Master Suite (Bedroom 1): Superking with private stair and access, glass wall with stunning views over the sea that opens onto a balcony with chairs and sun lounger and privacy filter. A Sony TV built into the wall with Apple wireless sound system built into the ceiling of bedroom and bathroom. By far the best views over the sea from the property with a very large ensuite bathroom with a large walk in shower and bath with sea views. The room also accesses the grand living room through the library.

♛ Family suite: A Superking (which can split into two singles) ensuite largebathroom with huge tub, seperate shower and double sink. Enjoy incredible views over the sea and garden on one side and up to Kingly Vale on the downs on the other side  from the dedicated work area. There is extensive built in storage.  

Adjoining double: There is a ajoining double bedroom in this suite with sea views and dedicated work area sharing the large ensuite bathroom.

♛ Launch Suite: Another superking bed that splits into two singles if required. This suite includes with two “cabin style” bunks built into the wall for family, a private sunken terrace and large ensuite bathroom with shower and bath.

♛ Coral Room: Superking (can split into two singles) with large ensuite bathroom, storage and dedicated working area.

♛ Dormitory: This dorm has three bunk beds, one of which is double over double, with very large storage areas, shoe storage, ensuite bathroom looking onto the sea, sliding door out into the garden and terrace.

♛ Staff Cottage: This is an optional extra that can be booked for larger, alcohol free retreats including three superking / twin rooms, ensuite, kitchen and terrace. This staff cottage is otherwise private and seperate.

★ YOGA STUDIO★

The home comes with a dedicated space for daily yoga practice. With a sprung Bamboo floor with underfloor heating, it is ideal for Yoga, Dance and various other disciplines and artforms. The room enjoys breathtaking sea views over the sea to enhance your sessions. The glass wall slides open to wooden steps that lead past the boatshed directly onto the beach. Enjoy energizing sunrise yoga or sunset meditation to the sound of the waves.

The extensive storage cupboards hold eco friendly yoga mats, organic hemp bolsters and blankets for 20 people as well as a whole load of cork blocks and straps from Ecotex. There is also folding seating for 30 people if you want to use the space for screenings or meetings thate require seating.

There is a B&W sound system built into the ceiling you can join wirelessly or via a mini audio jack at the amp in the cupboard. As an optional extra, a 1080p Projector can be set up to project films onto the wall beside the glass wall, the sideor back wall to create a vast cinema screen. The projector is hardly visible in the day but at night we have enjoyed many a cinema night or virtual presence for Q&As in workshops and screenings.

★HOTTUB ★

The Classic 8 person wooden, wood-fired Hottub is now installed and working perfectly with views over the sea, sunrise and sunset right from inside the hottub!

You need to let us know if you want the Hottub as part of your stay with more than 72+ hours notice so we can clean it out, fill it with clean water and supply the £80+ worth of wood in the big woodstore next to the hottub.

YOU will then be responsible for startingand maintaining a strong enough fire to heat the tub. You will need to purchase your own kindling wood and firelighters and then feeding the £80 worth of wood we supply to a wood store by the tub over the next 4-5 hours (adding wood every 30-40 mins) to get the water absolutely boiling hot.

We recommend that you have a designated hottub fire person in your party to keep adding wood to the fire! It takes a lot of wood about £80 worth to heat the tub but it will stay incredibly hot for about 24 hours after heating and just keeping the fire simmering will keep the tub hot for days! Simple instructions will be provided on arrival to your designated hottub fire person!

TROUBLE SHOOTING: On four occasions we have had parties overheat the tub such that the water is so hot no-one will get in! To remedy this we advise closing the lid on the fire starving it of oxygen and then adding more cold water from the hose. On two occasions we have had it that people complain that the hottub did not heat up. We found that only a tiny ammount of wood was used and the lid of the fire was always left on starving the fire of wood.

NO REFUNDS: Please NB that it takes a few hours to drain the tub, clean it out, fill it with clean water, bring the logs onsite, fill the stores and then clean and garden the area after you. If you do not manage to get the tub to temperature or over-heat the tub we do not issue refunds.

★ SAUNA ★

The 10 man wooden barrel Sauna is a traditional one from Estonia. It has a top of the range 9KW Harvia electric heater (incredibly powerful) that heats the Sauna in about an hour to burning heat. It is easy to operate with just two dials, one for a timer and another for the temperature level. We recommend cycles of saunas and cold dips in the sea or using the Hottub next to it as a cold plunge pool. Please do let us know if you want to use the Sauna / tub like this so we can fill it with clean water for you. The Sauna is in an outdoor areawith the Hottub and outdoor dining / lounging / VBBQ and fires but with good garden lighting for navigating around at night. It's a great spot leading out onto the sea but very private and with the sound of the waves.

★ KITCHEN ★

The minimalist kitchen design by David Townsend has been praised as the best that many chefs who have worked here have been in. We have refitted the kitchen recently with brand new state-of-the-art cooking appliances in this fully equipped kitchen to support the far healthier and longer lived plant based organic diet including Hexclad Cookware plant milk makers, plant icecream makers, refrigerators, blenders, pasta makers and more.

The kitchen is equipped for professional chefs to serve with a team, including plate heaters, steaming ovens, two top Meile dishwashers and other essentials but is as tho a family kitchen. The ample cabinetry hides many of the devices that extend out to keep things spacious:

You’re spoilt for choice when it comes to feasting, with three indoor dining spaces, as well as outdoor dining and living spaces.

Main dining room to seat 10 (default) or 20 with our new extension set ofthree interconnecting leaves that sit atop the main table. The larger table need to be booked as an optional extra.

✔ Breakfast table in the kitchen to seat 9.

✔ Smaller circular dining table to seat 6 in main hall next to the main dining room.

✔ Outdoor dining spaces (two tables next to each other) to seat 20.

✔ There is a VBBQ and outdoor fires in the garden in the outdoor lounging area (do not move these).

★ LIVING★

The spacious upstairs living area has a high vaulted Cedar ceilings in a Delta (triangle) shape after which the house is named. The expansive triple glazed panoramic glass walls creates a bright and peaceful atmosphere connected to the sea, allowing you to enjoy breathtaking panoramic views over one of the most historic waterways and stunning views in the world.

Bespoke sound systems have been designed for both the upstairs and downstairs living rooms, either free standing and integrated into a brain room offering wireless control or built into the walls of the downstairs living room. You can make a lot of noise without anyone hearing because of the triple glazing and space and all the speakers on the propperty can be networked together if you have Apple devices.

The comfortable seating areas of the main living room feature modern sofas and antique furniture designed by Terrance Conran for Michael, with various backless chairs that we do allow people to move around. The traditional local beach stone wall fireplace adds a touch of local charm for cozy evenings by the fire which turns even a rainy day into an awe inspiring spectacle of nature over the sea, particularly at sunrise and sunset watching the weather change all the way to the horizon.

Whilst principally set out to provide a safe place for children to enjoy, the downstairs sitting room is laid out so large groups of people can watch big games on the TV in comfort between that living room and the adjoining terrace via a glass wall that slides almost completely open. When the sun is shining, glass shelters protect that terrace from the wind and it becomes a powerful heat trap for sunbathing or drying off when you come up from the beach on the sunbeds.

Dont forget to rinse off feet and sand in the hot outdoor shower in the garden before coming inside!

★ Library ★

Our Great Grand Uncle, Charles Lyell, published Darwin and Wallace’s theories simultaneously in what is knows as ‘the skillful publication’ as he and his peers were deeply involved in the comprehending and serving nature via formalizing the laws herein. We are similarly interested and have an interesting library here.

Behind the fireplace in the upstairs living room there is a library filled with a collection of books and games. The books mainly about comprehending and working with nature, Buddha Dhamma, ecology, human developmental psychology and developmental frameworks and other wisdom traditions from all cultures as well as a few classics. Our games shelves are growing too!

★ OUTSIDE ★

The carefully designed, indigenous garden space is designed around the natural succession of the local biome and features the following and more:

✔ Lush irrigated gardens, ideal for outdoor sessions. Do notuse the gardens or yoga studio for ball games. We have had broken windows and it damages and stains the paint on the walls.

✔ Direct beach access. Step directly from the garden onto the sandy shores of West Wittering beach.

✔ Hot Water shower with a tap for feet is a must for cleaning off salt and sand before returning on deck.

✔ Dining terrace equipped with seating, wood burning fireplace and flue and a VBBQ area, perfect for enjoying alfresco meals with a view and sea breeze. (A sauna and jacuzzi will be coming in August 2024).

✔ Outdoor lounging, with various seating areas scattered throughout the garden for different periods of the day and tide for ultimate relaxation.

✔ 3m trampoline for kids.

★ GUEST ACCESS ★

The main house is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

The drive is shared with the staff cottage. We request that space is left in the drive so we can access the garage from which the staff cottage is accessed at all times and reserve the right to access this demise of the property that unless booked for larger bookings, it remains private.

★ HOUSE RULES ★

(Please Read Carefully)

1. Plant Based Home: Refrain from use of animal food products (meat, dairy, fish, or eggs) on the property. We provide an array of plant-based alternatives in the pantry, including top-of-the-range plant milk makers, plant-based ice cream makers, and outdoor VVBQ... Please respect this requirement as a core principle of our home and retreat.

2. No Smoking Indoors: Smoking is prohibited inside the house. Outdoor ashtrays are provided.

3. Shoes Off Inside: Please remove shoes before going inside Shoe racks are provided in the hall cupboards.

4. No moving furniture without prior agreement.

5. Outdoor Fires are only permitted in the wood-burning stove and the VBBQ provided. No other outdoor fires are allowed.

6. Do not use the gardens or yoga studio for ball games. We have had broken windows and it damages and stains the paint on the walls. You can take the volleyball set to the beach or by all means setupthebadminton set up in the garden.

7. No parties are permitted unless agreed upon in advance.

By Car:

From London: Take the A3 southbound and exit onto the A283 towards Milford. Continue on the A283 and then take the A286 towards Chichester. From Chichester, follow the A286 towards West Wittering and then take the private road Berry Barn Lane wihich comes to the end at the sea with West Strand heading to your right and East Strand on your left. Take east Strand, we are the first house. You will be sent access information for the gate individually.

From Brighton: Take the A27 towards Chichester. At Chichester, follow the A286 towards West Wittering.

Parking: We have ample parking space available on the property.


By Train:

Nearest Station: Chichester Railway Station

From London: Direct trains are available from London Victoria to Chichester. The journey takes approximately 1 hour and 30 minutes.

From Brighton: Direct trains are available from Brighton to Chichester. The journey takes approximately 45 minutes.


By Bus:

From Chichester: Take the Stagecoach bus number 52 or 53 towards East Wittering. Alight at the East Wittering stop. From there, it is a short walk to East Strand.


By Taxi:

From Chichester Railway Station: Taxis are readily available outside the station. The ride to Delta (East Strand, West Wittering) takes approximately 20 minutes.

By Bicycle:

From Chichester: For those who prefer a scenic route, cycling from Chichester to West Wittering is a delightful option. The distance is approximately 8 miles, and there are designated cycling paths along the route.


By Air:

Nearest Airports:

London Gatwick Airport (LGW): Approximately 1 hour and 15 minutes by car. Trains from Gatwick to Chichester take about 1 hour via direct or connecting services through Barnham.

Southampton Airport (SOU): Approximately 1 hour by car. Direct trains from Southampton Airport Parkway to Chichester take about 45 minutes.

London Heathrow Airport (LHR): Approximately 1 hour and 30 minutes by car. Alternatively, take the Heathrow Express to London Paddington, then the London Underground to Victoria, followed by a direct train to Chichester.

London City Airport (LCY): Approximately 2 hours by car. Alternatively, take the Docklands Light Railway (DLR) to Bank, then the London Underground to Victoria, followed by a direct train to Chichester.

London Luton Airport (LTN): Approximately 2 hours by car. Alternatively, take a train from Luton Airport Parkway to London St Pancras, then the London Underground to Victoria, followed by a direct train to Chichester.

How Things Work...

In order to control the sound systems in the living rooms and master bedrooms and the apple TVs you will need to connect to the Wifi.

Playing Music

Once you are connected to the Delta wifi network, you can send music from your smartphone, laptop or tablet to the 'Living Room' sound system to play in the upstairs living room or 'RX-A4A' to play music though the sound system in the downstairs living room. You can also send music to the Apple TVs in their respective rooms.

The Master Suite has speakers in the ceiling and you need to choose the 'Master Bedroom Apple TV' as your speaker and make sure the amp is on in the cupboard by the TV in that room. Please turn the amps off when they are not in use.

Watching TV

You need to find the remote control with the screen ontop, you need to make sure you have the right room selected and then press 'watch' and select 'Apple TV' from the list.

If you are in the kid's living room the picture of The Minke Whale and her calf will roll up automatically to reveal the TV. Press 'off' in the top right of the remote to turn it all off.

You can then use the arrow buttons, middle button for selct and cancel button for backwards to navigate through the different apps on the apple TV. We have all the streaming apps, Netflix, Disney, BBC, Amazon Prime and Bloomberg. If you want to watch Live TV then choose the Sky Go app which provides live TV channels including all the sport and film channels.

There is an Apple TV controller in the Kids TV room (The Whale Room) that works well too allowing use of the microphone there too.

Controlling the TV & Audio from your Device

Once connected to the wifi nework you can easily cast from your laptop or phone to the Apple TV. You can even pair the inbuilt remote controller from your iPhone or Apple device to controll the Apple TV which is prefered.

Don't worry, if the idea of not subjugating another being to abject misery for a few days is causing you to loose your mind, there are some of the most sublime places to indulge in being an animal nearby! Just don't forget: the only thing that seperates us from the other animals is knowing that we are indeed, animals.   • Description: With a truly authentic clubhouse for members offering food and a pub by an ancient fire post racing and pre-planning your next, this club is a treasure, stared by my greeat grandfather. Membership is affordable and there are many sailing and racing learning and competition programs for adults and kids alike. A great social scene particularly the Itchenor Fortnite for kids.

Bosham Sailing Club

  • Description: Bosham is the ancient seat of King Harald Godwinson, the King of England who lost The Battle of Hastings to The Duke of Normandy, William The Conquorer, and the democratic Wittan that elected Godwinson. The Godwinson's were the wealthiest family in England and were thrice elected by the Wittan as Monarch. The desecrated remains of a body that match his description were found buiried in the chapel, which indicates William conceeded to Godwinson's mother and exchanged his ravaged body for it's weight in Gold even though the offical line was that he would not for fear of it becoming a site of martydom and opposition. To some it is ;)

    Bosham is one of our favorite places, the old pub the Anchor Bleu is ancient and authentic, the shops, parade and green on the seafront is crossed by a clean stream that often has children playing in it during sunny days.

    The sialing club is much more affordable than Itchenor and they offer members a good selection of Dighys, paddleboards and even little sailing boats to use in and around Chichester Harbour, as well as a load of lessons, kids weeks and more.
